Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
Properties are leased on a first-come, first-served basis once a completed rental application and required fees are received. To minimize vacancy and secure the unit, we recommend submitting your application and documentation as soon as possible so we can process it quickly. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property. Typically you'll pay the first month's rent and a security deposit; some properties also require last month's rent. All required move-in charges are disclosed up front in the listing and lease so you have a clear accounting before you commit. -
How old do you have to be to apply?
Applicants must be of legal age to sign a lease, which is generally 18 years or older. Minors cannot enter into binding lease agreements without an authorized guarantor. -
Is the deposit refundable?
Yes—security deposits are generally refundable if lease obligations are met and there is no damage beyond normal wear and tear. Deductions may be made for unpaid rent, repairs, or required cleaning. Final disposition follows state law and includes an itemized statement when applicable. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history standards. Cosigners must meet our financial qualifications and sign a guarantor agreement so the property's risk profile remains acceptable to investors. -
You have a property I want to rent. How do I apply?
Apply online through our portal or in person. A complete application, application fee, proof of income, government ID, and references are typically required. We conduct tenant screening, including credit and background checks, and will notify you promptly of the outcome. -
How do I pay rent?
Rent is typically paid through our tenant portal (online payments or ACH), by automatic bank transfer, or by check/money order where allowed. Payment methods, due dates, and late-fee policies are specified in the lease, and you'll receive transparent rent accounting and receipts. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing a pet on the property. Many units permit pets with an additional refundable pet deposit or monthly pet rent and may have breed or size restrictions. Approved pets require a signed lease addendum and any required documentation. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on the lease remain jointly responsible for the full lease term. If one roommate wants to leave, the remaining occupant must qualify individually or the departing tenant must arrange an approved replacement with management's consent. Any changes require documentation and manager approval. -
My lease expiration is coming, and I want to move out. What should I do?
Provide written notice of your intent to vacate according to the notice period in your lease (commonly 30 or 60 days). Follow the move-out checklist in your lease, return keys, provide a forwarding address, and schedule a final inspection. Security deposit disposition and any deductions will be handled per the lease and applicable law. -
Who is responsible for paying for repairs & maintenance requests?
We coordinate routine and emergency maintenance and handle vendor scheduling and billing. Tenants are responsible for damage resulting from negligence or misuse. Submit maintenance requests through the tenant portal or designated contact so we can respond promptly and keep records for transparent accounting.
