Inspections & Appraisals

Most buyers will have the property examined by a licensed property inspector.

Property Inspections and Appraisals

Most buyers will arrange for a licensed property inspector to evaluate the home and confirm that the property’s condition matches the terms outlined in the Purchase Agreement. Inspection timelines and requirements are typically specified within the contract. In some cases, buyers may also hire specialized inspectors to examine specific areas of the property, such as the roof, plumbing, electrical systems, or HVAC components.

If the buyer is financing the purchase through a mortgage lender, the property will likely also undergo an appraisal conducted by a licensed appraiser. Because the sale is contingent upon financing approval, the lender will require an independent assessment to verify the property’s market value and ensure the investment aligns with the loan amount being requested.

The Closing Agent

A title company or real estate attorney is typically selected to serve as the closing agent, also known as the escrow agent. Their role is to oversee the transaction, review the property’s legal history, and ensure the title is clear and transferable.

The closing agent will conduct a thorough title search to confirm there are no outstanding issues or encumbrances—such as unpaid liens, leases, mortgages, or legal restrictions—that could affect the transfer of ownership. Once the title is verified as clear, the property can proceed to closing and officially transfer to the buyer.

What else you should know...

Contingencies

A contingency is a condition that must be satisfied before a real estate contract becomes legally binding and the transaction can move forward. Buyers commonly include contingencies related to financing approval, property inspections, and insurance requirements to protect their interests during the purchase process.

Before finalizing the purchase of your property, buyers will typically complete several important steps, including:

  • Securing financing and obtaining homeowner’s insurance
  • Reviewing important documents such as preliminary title reports, disclosures, and other transaction-related paperwork
  • Conducting inspections of the property

Buyers have the right to investigate the condition of the property through a variety of inspections, which may include evaluations of the roof, termite or pest activity, chimney and fireplace systems, property boundaries, wells, septic systems, pools or spas, trees and landscaping, mold, lead-based paint, HVAC systems, and more.

In some situations, inspection findings or financing conditions may lead the buyer to request repairs, credits, or renegotiated terms. Responding objectively and strategically while protecting your best interests is where an experienced listing agent becomes especially valuable. With extensive experience handling a wide range of property transactions, we are committed to guiding our clients through negotiations professionally and effectively to help achieve the best possible outcome.

Loan Approval and Appraisal

We strongly recommend considering buyers who provide a lender’s pre-approval letter, loan commitment, or formal approval documentation. These documents offer greater assurance of financing approval than a simple pre-qualification or verbal confirmation from a lender.

As part of the financing process, the buyer’s lender will typically require a licensed appraiser to evaluate the property and confirm that the agreed-upon sales price accurately reflects the home’s market value.

Tips For Selling Your Home

Deep Clean icon

Give Your Home a Thorough Cleaning

First impressions are incredibly important when selling a home. Before listing your property, take the time to give it a deep and detailed cleaning. This includes scrubbing bathrooms, cleaning toilets, wiping down all surfaces, mopping floors, and professionally cleaning carpets or rugs. You may even want to hire professional cleaners to ensure your home looks its absolute best for potential buyers.

Declutter icon

Declutter and Organize Your Space

A clutter-free home allows buyers to focus on the property itself rather than distractions like piles of mail, laundry, or personal belongings. Buyers want to imagine their own lifestyle in the space, and a clean, organized environment makes that easier. Removing unnecessary items and creating a more open, tidy atmosphere can greatly increase your home’s appeal.

Take Care of Repairs

Before putting your home on the market, it’s important to address any repairs or maintenance issues. Hiring a handyman to fix small problems—such as leaky faucets, loose handles, damaged walls, or faulty fixtures—can make a significant difference. A well-maintained home gives buyers confidence that the property has been properly cared for, providing them with greater peace of mind.

Paint the Walls

Not only is painting a great way to clean up the walls but making the overall color scheme neutral will increase the appeal to potential buyers, making it easier for them to envision their belongings in the house - get rid of any bright, outdated paint colors and go with a neutral palette throughout the house.

Increase Your Curb Appeal

The outside aesthetic of your home is just important as the inside. Give buyers a good feeling before they even open the front door. Landscaping, mulching, flowers, pressure washing the driveway and exterior of the home are all simple ways to increase the value of your home.

Stage Your Home

Staged homes tend to fill quickly because they feel homier - if you have neutral furniture that you can leave in the home, do it, otherwise consider a professional staging company.

Depersonalize Your Home

You want to leave a few nice, framed photos around the house to make the home appear inviting and lived in, but in general, removing your very personal items, such as family photos will let the potential buyers see their photos in those places, versus yours.
